Your agent opens the door and you can just feel it… you found the home of your dreams and everything is just perfect, right down to the kitchen bar stools and window coverings. But, unless you speak up before you make an offer the bar stools & curtains may not be there when you close. Typically, anything not permanently attached to the property like furniture, rugs, floor lamps, patio furniture, and sometimes appliances are excluded from the sale. You and your agent may be able to privately negotiate some of the sellers personal possessions, but unless listed with the home never assume any personal items stay. The bottom line is: if you love it ask the seller to leave it or try to negotiate it into the sale.
